A residential tower of $ 450 million was offered on the eastern tip of Beverly Hills, where the developer behind the project intends to be a striking presence at the entrance to the city on Wilshire Boulevard.
Millennium Partners Los Angeles filed plans with Beverly Hills officials last week to build the 34-story skyscraper called the East. If it is approved, it would have 249 units, most of which would be condominiums at the market rate. The developer would reserve 22 units as affordable apartments for rent.
The east would be held on land now occupied by a shopping center at an unusually wide intersection where San Vicente Boulevard crosses Wilshire diagonally.
“It is an incredibly visible site because it is to call an intersection to” bow tie “and because it forms the oriental gateway of Beverly Hills,” said architect Gary Handel. “We are very excited by this specific site.”

“This is not the market we are going” to the east, said Mario Palumbo Jr., director of Millennium Partners Los Angeles. “It is a very different product.”
At an average of 1,500 square feet, the East units would be smaller than the other condos on the Beverly Hills market and at the price of less than $ 3 million, Palumbo said. They vary in size from the studios to three -bedroom units.
The ground floor would have two restaurants, he said, and 473 parking spaces spread over three underground levels and four above ground levels. The greenery would break on the side of the four -level parking podium, which, according to Handel, is intended to “anchor” the building at its location and to be welcoming towards pedestrians.
“The tower itself becomes a sculptural element itself sitting above this podium, rises in a very dramatic arched form which rises from west to east with a series of reverse terraces which culminated in a structural crown at the top of the building.”

Handel is the founder of Handel Architects, who designs the east with the landscape architecture firm Rios.
The former mayor of Beverly Hills, Willie Brien, approved it in a press release, saying that it “is exactly what the city asked in the general plan when it has designated the properties reflected to its gateways, as appropriate locations for multifamilial housing and increased density.”
The East is designed to maximize density to an adjacent location for public transport and larger structures of similar height which already exist and are planned in the city of Los Angeles through Boulevard San Vicente of the project site, said Palumbo. The site is close to a future metro stop in Wilshire and the boulevards de la Cienega which would open this year.
“We put high height housing where it belongs, and more critical, adding to the city show,” said Palumbo.
